Many assume commercial brokers are focused mainly on getting the transaction closed. I believe the right advisor should help the client evaluate the full opportunity: the asset, numbers, financing, intended use, risks, and how the purchase fits into their broader growth strategy.

Online information is rarely enough to make a confident decision. The real value comes from asking better questions, gathering market intelligence, understanding the property's story, and helping the client separate an attractive listing from a sound investment.

A client may look at a property and see a price, location, and projected return. I look at the decisions underneath those numbers: how the property will be used, what the cash flow needs to support, what the lease or operating assumptions may be hiding, and whether the opportunity creates ownership and flexibility over time.

My process may include a commercial space questionnaire, property analysis, underwriting, lease or purchase evaluation, and an LOI when the opportunity makes sense.
