We take a positionon your assetand defend it.

Five steps, in order. The third, the buyer pool, sets the price, the marketing and the timeline.

Factsfirst.

Then the buyer, before the marketing.

  1. Understand the asset

Zoning and permitted use. Physical specifications: square footage, acreage, clear height, power, utilities, access. Condition and remaining useful life. Income structure and lease terms where they exist.

  2. Establish what it’s actually worth

Comparable sales matter, but comps are a rear-view mirror. We underwrite to a buyer’s return requirement in the current financing environment, then test that against what the market is absorbing right now.

  3. Identify the buyer pool

Different assets trade to different capital. Knowing whether your building sells to a user, a private investor, an institution or a developer changes the price, the marketing and the timeline.

  4. Position and market

Materials built for the investors and operators who buy this kind of asset. On-market and off-market channels run in parallel. Red Ball Media.

  5. Execute.

Negotiation, diligence coordination and closing. The work continues from contract through closing.

If you own it, we’ll tell youwhat it’s worth and why.
